Booking Terms

We have the following terms and conditions to ensure that we can provide the best service to all of our guests.

B &B POLICY:
Prices are per room, per night for bed and continental style buffet breakfast.
Prices are based on a maximum of 2 adults sharing a room and include all taxes.
To ensure that we are available to welcome guests, check-in is strictly available between 15:30 and 18:30 (unless by prior agreement with the owners). Please note that we are a family home and do not have a permanent reception.
Check-out is available between 08:30 and 10.30.
Arden House is exclusively for adults - sorry, we do not accommodate children under 16 years.
We regret that Arden House is not suitable for pets.
For the comfort of all house guests, and in accordance with Scottish Law, we are a non-smoking residence. Smoking in the room or on the premises will render you liable to a charge to cover the cost of cleaning the room plus any revenue lost if we are unable to let the room.
Groups are accepted up to a maximum of 6 people. Sorry, no wedding parties, stag or hen groups.
Wireless internet is available and is free of charge.
Parking for all guests is available on site and is free of charge. Cars are parked at the owner's risk.
We do not accept responsibility for guest's personal possessions.
Single occupancy is charged at the room rate, less £10 per night.
Guests must inform the the proprietors of any dietary requirements or allergies at the time of making the reservation.

STUDIO - SELF-CATERING POLICY:
Prices are for the apartment, per night on a self-catering basis.
Group size is limited to a maximum of 2 adults. All guests must be 16 years or over. Sorry, no pets.
Check-In (via key safe) is available from 15:30 until 21:00 on arrival day. Check-out is by 10.30am on day of departure.
Price includes bed linen, towels, gas and electricity. Although gas and electricity are included in the property rental we request that they are not overused. Should overuse become evident we reserve the right to ask for payment to help cover the costs of excess use.
The Studio is rented for private holiday purposes only and shall not be sub-let.
The tenant shall be responsible for the repair or replacement of any breakages, loss or damage and shall leave the property in a clean, neat and tidy condition.

B &B/SELF-CATERING PAYMENTS:
A credit/debit card is required to guarantee all bookings - please note that the card must be valid until the time of departure.
All guests will be charged a prepayment equal to the value of the first night's stay at the time of making the reservation. The balance of all stays will be automatically charged (using the card provided at time of making the reservation) 7 days prior to the arrival date.
We accept the following cards: Maestro, Visa and MasterCard.

B&B/SELF-CATERING CANCELLATION:
A small family business is clearly affected by cancellations and as such we would ask for your understanding and consideration of our policy:If a guest requires to cancel a reservation, for any reason, they must notify the proprietors by telephone or email.

We recognise that sometimes life brings a sudden change of plan and should you have to cancel up to 22 days in advance of your arrival date we will refund the prepayment amount back to your credit/debit card minus a charge of £20 to cover administration costs.

If a booking is cancelled 21 days or less before the arrival date then the prepayment amount of the value of the first night of the stay will be retained.

If a booking is cancelled within 7 days before the arrival date, then a charge equal to the value of the full booking will be made/retained.

In the event of a no show or booking reduction (after arrival date) no refund will be given and the full cost of the booking will be retained.

We suggest that guests ensure that they have cancellation insurance to cover the above.
